High-rise logistics are part of the project
In a tower, these are not formalities. Elevator availability can determine whether tile arrives on the day the installer is scheduled, so the logistics plan and the construction plan are the same plan.
- Service elevator reservations for both material delivery and debris removal
- Protected corridor and elevator routes, often with pads and floor covering required
- Defined working hours, commonly weekdays only
- Advance notice and coordination for any riser or water shut-off
- Insurance certificates naming the association as required
- Permit copies on file with management where work requires them
- Restrictions on noisy operations, especially anything involving the slab
Designing within the stack
Drain positions in high-rise units tie into vertical stacks shared between floors. Moving a toilet or shower drain a meaningful distance is usually impractical, and horizontal drain runs are limited by the available depth above a concrete slab.
The productive approach is to treat the drain positions as fixed and redesign everything around them: enlarge the shower into the tub footprint, float the vanity, widen the mirror, and rebuild the waterproofing to a standard appropriate for a building where a failure reaches another home.
Waterproofing where neighbors are below
A bonded membrane across the shower base, walls and curb, reinforced corners, sealed penetrations and a compatible drain assembly are the baseline in multifamily work. Some Hallandale Beach buildings additionally require a flood test or an inspection before tile is installed. That step is inexpensive at the right moment and impossible afterward without demolition, so we treat it as routine rather than optional.
Seasonal residents and scheduling
Many owners here are seasonal. Work scheduled for the off-season is often easier to coordinate with the building and less disruptive to neighbors, but it also means decisions are being made remotely. Complete selections before the start date and clear photo documentation at each milestone keep a remote project on track.
